A colleague of mine at work has recently had the news that her partner is about to be made redundant and like so many people her age had been spending virtually all their combined income without saving anything for a rainy day. I suppose they are relatively fortunate that she still has a job and that he’s quite prepared to do anything to bring in some money and believes he can pick up some temporary shift work in a factory but it won’t make up for the shortfall. They were faced with a scenario of having to save a few hundred pounds a month if they were to remain with their heads above water and stay solvent so they have had to sit down and analyse their entire spending to see what could be cut back on, what could be cut out all together and what they needed to prioritise like rent.

There were a few quick wins; Sky was cancelled as was gym membership and direct debits to lottery syndicates etc. Charities have been shelved temporarily as have anything that wasn’t vital. She then used the comparison websites to source better deals on the home insurance, car insurance and permanent health insurance. In most cases she was able to save a few pounds to chip away at her shortfall.

Since leaving university I travelled around the world for a few years moving from one job to the next as I didn’t really know what I wanted to do with the rest of my life. The one thing that I became very good at over the period was managing my finances so carefully that I was able to spend longer travelling and which enabled me to see more places. Since settling down my career has started but I have tried to maintain the same strict control over my finances and to save me worrying I have tried to put a certain level of insurance cover in place which has enabled me to concentrate on the things that I enjoy without the worry of things going wrong. Having been in a relationship for some time now I have others to think about and want them looked after too.  Many people worry about things going wrong but for most of these nightmare scenarios there is an insurance policy that will pay out if something nasty happens. As such I have Life Cover and Mortgage Protection Insurance to protect me and those close to me.

Understanding Personal Credit Can Help You Have Better Purchasing Power

The more you want to be able to have in life like nice cars and homes, the more important personal credit becomes in being able to have those items and a great deal more. Unfortunately, many people dont understand personal credit and the impact it has on many aspects of their life and how it can influence the way that they can live after some time. Personal credit is all based on an individuals credit report, which contains a great deal of information like buying and payment habits. All of the financial information about a persons personal credit history is contained on their credit report.

It is important to know about what is on your personal credit report even before looking to make any kind of purchase or apply for any type of credit. A good credit report can give you a great deal of purchasing power while a less than acceptable personal credit report can have a great deal of influence on how much interest you may end up paying or if you can even get credit or be allowed financing at all. While you may think that you have excellent credit, it pays to check and find out if there are any errors or discrepancies that can be fixed before attempting to get financing on any purchase.

You should check your personal credit report at least once a year by examining reports from each of the three major credit bureaus, which are Experian, Equifax and Trans Union. Many times you can view your reports for under $10.00 or even for free. In fact, if you are checking your report because you have been turned down for credit by a lender, you can view your credit report for free within 60 days of that decision.

When viewing your personal credit report, you should look at all of the information as a potential creditor would see it. Make sure that if you pay all of your bills on time, the report accurately displays this information. If your debt is near your credit limit, this is not looked on favorably. Your credit rating is especially important if you dont have an extensive personal credit history yet. If you apply for a lot of credit during a short period of time, this is factored in your personal credit report and can have a damaging impact on approval or interest rates.

If you happen to find a discrepancy on your personal credit report, make sure that all of the information that is listed really belongs to you and that the balances are current and correct. If you find that a credit report still lists old loans that have been satisfied, contact the credit bureau and request that it be adjusted. Keep in mind that information including bankruptcies and collection agency referrals are kept on personal credit reports for between seven and ten years. If you find any errors on your personal credit report, the credit bureau is required to investigate the incorrect entry and adjust it accordingly.

Credit Repair – Maintain the Correct Debt To Credit Ratio

Many people believe that paying off their credit cards every month is a good idea. And if you are trying to stay out of debt, then I would have to agree with you. If you are trying to build credit and look good to your creditors, then paying off your credit cards every month is actually a bad idea. Let me explain.

Creditors and lenders dont make there money from annual fees on credit cards. They make there money on the interest that you pay each month. If you are paying off your balances each month, the creditors and lenders arent making any money. Creditors want to see someone that can maintain a balance each month and make payments on time. This goes a long way in showing your credit worthiness and actually is built into the algorithm that calculates your credit score.

Your debt to credit ratio is very simple to calculate. Suppose you have a credit card with a $10,000 limit. If your balance on this card is $2500 then your debt to credit ratio would be 25%. A good ratio to maintain to help raise your score would be between 30-35%.
Your ratio is based on all your credit card limits and balances and combined. This actually gives you some flexibility.

If you had a limit on one card of $5000 and a balance of $3250 then your debt to credit ratio would be around 75%. To fix this you could pay off a big portion of your balance or you could ask the creditor to raise your limit to $10,000. The latter costs you no money but alters your ratio to around 35%. With multiple cards there are many combinations to achieve a good credit ratio by upping the limits on some cards and paying down others. I think you get the idea.

It may not be necessary to maintain this high ratio on your credit cards all the time. Use this technique to build your credit fast. If you will soon be in the market to get a home loan or auto loan, perhaps begin moving towards this ratio several months before shopping for a loan. Once you get a loan you can let this ratio go down to something more manageable.

This is just one little technique that can have huge ramifications on your credit score. I hope it helps. And remember to make all your payments on time. This cant be stressed enough. Those 30 and 60 day late payments will kill your credit faster than you can repair it. Good luck!

Many of you have probably heard the term “asset management” Before, but you may not have an idea of what it really is. Asset management is a broad term. It can be defined as a process that guides the gaining of assets, along with their use and disposal in order to make the most of the assets and their potential throughout the life of the assets. While doing this, it also manages and maintains any costs and risks associated with the assets. It is not something you can buy, but rather a discipline you must follow in order to maintain your assets.

Asset Management can be used for a variety of things. Most use asset management to keep track of their cash or “liquid assets.” Banking institutions are considered a form of asset management (savings accounts, CD’s, mutual funds, money market accounts, etc.) along with investments. Another example of assets: businesses often have a product to sell. These products are considered assets. The right asset management system can be utilized to make the product more readily available, easier to produce, cheaper to ship to customers, etc.

Tracking and insuring the product is also a way of asset managagemant. The product is an asset to the business and essential for its survival and for financial stability. So, maintaining and managing this product is of the up most importance.

There is another type of asset that many people do not think of when they think of the term “asset management.” This asset has to do with public and shared assets such as: the building and maintaining of streets, highways, water treatment facilities, sewage, electricity, natural gas, clean air, etc. All of these are assets that everyone on this earth needs. Usually, your city or local government uses asset management to maintain the cost of these assets.

They also use it to produce some of these assets more effectively and in a more cost efficient manner. Natural resources such as: water, electricity, and natural gas are managed so that they can be renewed constantly and thus available inexpensively.

There are many different means of asset management. It often depends on what type of asset is involved. There are companies and software products available to assist in asset management. Whatever method you choose, there are many similar things that your asset manager system should entail:

1. Optimize asset use and manage all maintenance efforts involved by
making assets as accurate, reliable, and efficient as possible.

2. Reducing the demand for new assets and thus save money by using demand management techniques and maintaining current assets.

3. Uses a form of asset tracking: knowing where the asset is at all times, how much the asset is worth, and how much the asset cost you to begin with. It should also incorporate this throughout the entire life of the asset.

4. Always tries to achieve greater value for money through evaluating the asset options: the cost of maintaining, producing, the use of it, etc.

5. Always provides a report on the value of the assets, along with any costs involved in maintaining the assets.

Hopefully you now have a better understanding of the many forms of asset management. There are so many different things that can be defined as assets, thus there are so many different means of asset management. Now that you understand it a bit, you can decide what your assets are and how you can maintain them better in order for them to be more advantageous for you!
